Minimum Rental Qualifications

Below you will find the minimum acceptable criteria for renting with us. All applicants must meet the following standards to be considered for tenancy. Applications are processed in compliance with all fair housing laws and evaluated on an individual basis.

  • Income

    • Gross Income must be 2.5 times the market rent of the property

    • Proof of Income through W-2, 1099, Leaves Earnings Statement, Statement of Social Security Benefits, I20 (international students), etc

  • Credit History

    • All open accounts must be in good standing for a period of 1 year

    • Derogatory credit history may result in denial

    • Insufficient or lack of credit may result in denial

    • Insufficient or Undesirable credit scores will result in higher security deposits (not to exceed the Missouri Revised Statutes § 535.300 limit)

     

    NOTE: Credit blocks must be removed before applying. Failure to do so could result in being denied. All applications are considered on a case-by-case basis. Meeting the above criteria does not guarantee approval.

  • Background

    • A background check will be completed on all occupants 18 years of age and older

    • Unpaid Evictions and/or balances owed to landlord will result in the applicant being denied

    • For felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction 

    • Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application

    • Any conviction that requires registration on a criminal offender registry involving crimes against persons, or any current listing on such a registry, will result in denial of the application

  • Rental History

    • All credit evaluations will require verifiable rental or mortgage payment history

    • Two (2) years of rental (or mortgage) history is required. Co-signer/Guarantor can be used

    • Evictions may result in denial of the application if unsettled and within a two (2) year period

    • Property damage assessments may result in automatic denial of the application
